Loan

USDA loans in Arizona

For homes in eligible rural and suburban areas, with household income limits.

What it is

How it works

A USDA loan is backed by the Department of Agriculture for homes outside larger cities. We check whether the address and your household income are eligible before you fall for a house.

Who it fits

  • Buyers of a home in an area USDA marks as eligible, mostly rural and some suburban.
  • Households whose income is under USDA's limit for the area.
  • Buyers who will live in the home as their main home.

Key facts

Good to know

  • USDA guaranteed loans are made by private lenders and backed by the U.S. Department of Agriculture's Rural Development program.
  • USDA's eligibility map shows which addresses qualify. We check the address before you make an offer.
  • The income limit counts everyone in the household, not just the people on the loan.
  • There is no set loan amount limit. The income limit and what you can repay set the amount.

Costs and limits

What it costs

The kinds of costs, not amounts. Your Loan Estimate lists the numbers.

Costs to expect

  • An upfront guarantee fee, which can be added to the loan.
  • A yearly fee, paid monthly with your payment.
  • The usual closing costs. The seller can help with some of them.

Limits

  • The address must be in an eligible area.
  • Household income must be under the limit for the county and household size.
  • Only for a main home, not a rental or second home.

Compared

How it compares

Next to FHA loans in Arizona.

  • USDA is limited to eligible areas and household incomes. FHA works anywhere and has no income limit.
  • Both have an upfront fee and a yearly fee. USDA's yearly fee is usually smaller than FHA's yearly premium.
  • FHA allows homes with up to four units. USDA is for single homes.

  4. Close

We stay with you through appraisal, underwriting, and signing, and keep you posted at each step.

Questions

Questions about this loan

Not here? Call (480) 297-8855.

How do I know if a home is in a USDA area?

Send us the address. We check it on USDA's eligibility map, which changes from time to time.

Whose income counts toward the limit?

Everyone who lives in the home, even people who are not on the loan. Some costs, like child care, can lower the figure USDA uses.

Is USDA only for farms?

No. It is for homes in eligible areas, many of them in small towns and at the edges of larger ones.

Reviews

From a client

Chance is someone you can trust from the begging to the end of the transaction. I'm grateful to have found him to help me with the purchase of my home. Chance answered all of my questions and concerns, in detail. Couldn't have done it with out him. Buying a home can be challenging in number of things from the seller, realtor, title, etc. Chance made it easy for me, to understand, trust and believe that I was making the right decision . Thank you Chance, from my daughter and I. Sincerely, Edith Peralta, MBA/CCC
